Vitacura among the most expensive neighborhoods in Latin America

Despite the inflation and slowdown suffered by the economy in Latin America, the surplus value of the residential square meter in the most exclusive neighborhoods of the capitals of the region tends to remain. The differences are given by the conjuncture of each country, which acts on the price of land and constructions.
Bloomberg Línea made a ranking based on real estate portals and brokers in Latin America. In most countries the values are expressed in dollars, except Colombia and Mexico, where properties are quoted in local currency and Chile, where the value is calculated in Development Units. However, the final report shows the actual prices converted to dollars to unify and compare.
Premium neighborhoods
The top one of the premium square meter is found in Buenos Aires, in Puerto Madero, with a price of 6,171 dollars. The neighborhood near the pier and which was converted and remodeled from the mid-1990s, today brings together residential, commercial, gastronomic and art circuits, as well as views of the Río de la Plata. It is followed, far behind, by the neighborhoods of Belgrano with US $ 3,235 and Palermo with US $ 3,184 per square meter.
Mexico City is the second capital with the highest surplus value of its homes. Here stands out the First Section of Forests of Chapultepec, in the commune of Miguel Hidalgo, with a value of 5,671 dollars per square meter. This green lung of the western part of mexico city shares a landscape with the zoo, the botanical garden, museums, cultural centers and lagoons, among other attractions. Also in the area are the neighborhoods Bosques de Chapultepec with US$5,661 per m2 and Rincón del bosque with a value of US$ 4,799 per m2.
In third place is Santiago de Chile. And Vitacura, with a price of US $ 4,110 per square meter in houses. It is followed by the commune of Las Condes with US$ 3,582 per m2 and Lo Barnechea with US$ 3,356 per m2. However, in departments there are changes in the ranking. Vitacura also ranks first in prices per square meter with US$ 3,909; Lo Barnechea follows at US$ 3,771; and Las Condes, US$ 3,620 per square meter.
The fourth place is held by Montevideo in Uruguay, with the Club del Golf neighborhood, near the Rambla in Punta Carretas, topping the Charrúa list with US$ 3,945. Then there is the Puerto Buceo neighborhood, where the square meter reaches 3,729 dollars, and Villa Biarritz with US $ 3,304. In Uruguay, unlike other countries, apartments are more expensive than houses.
Bogotá, capital of Colombia, ranks fifth. And the neighborhood that leads the prices is El refugio I Chapinero with an average value of 3,155 dollars per square meter. The Geneva sector in Usaquen has an appraisal of around US$ 3,027, followed by San Gabriel Norte, also in Usaquen, with US$ 3,013 per square meter.
The cities that complete the ranking are: Brasilia with Sector of Sports Clubs Sul (US$ 2,925); Costa Las Perlas neighborhood in Panama City (US$ 2,900); Barranco in Lima (US$ 2,411); and Cumbaya in Quito (US$1,666).

It should be noted that cities such as Rio de Janeiro, Sao Paulo and Punta del Este have high residential values, but were not considered because they are not capitals.
