The importance of Jalisco in the industrial parks sector

An industrial park generates jobs because it represents a pole of development that requires labor, as well as various services. That is why, when one is installed, it generates benefits to nearby communities. 
There is one where that is not enough because it aims to generate social impact in the regions where it is located. In this way, it seeks to bring services and promote values to improve the well-being of the population through services and recreational areas. This is Kampus Developments.
Bruno Martínez, CEO of Kampus Desarrollos, said that one of the company’s principles is to make its industrial parks inclusive and non-invasive. At present, there are two developments.
The first one they developed is Parque Alveo, which is located in the industrial corridor of El Salto, Jalisco, and has an industrial building with a profitable area of 17,124 square meters. 
The second project is under construction. This is Kampus Industrial Santa Rosa, which will have three buildings totaling 90 thousand square meters. It should be noted that the first, of 40 thousand square meters, is already fully rented. Buildings 2 and 3 are currently being constructed simultaneously so that they are ready to be rented in the first quarter of 2023.

In addition, they promote social responsibility as part of all their operations; therefore, they aim to ensure that at least 50% of the workforce working in the administration and maintenance of the park is women. Another purpose is that half of the staff is resident in the municipality where they are installed, in addition to being committed to strengthening the areas of cession and managing a center of basic health services and state nursery.
Three objectives
The mission of Kampus Desarrollos is to create innovative, sustainable, adaptable and profitable industrial parks.
“Our philosophy is based on teamwork, transparency, innovation and giving added value in all its projects, always seeking compliance with three pillars. These are safety, sustainability and social impact,” said Bruno Martínez.
In terms of security, they have the necessary infrastructure and protocols to minimize risks in the event of patrimonial, natural, accidental, health accidents, among others. 
“It is essential to give certainty and peace of mind to customers so that their operation develops normally in the face of any adversity. We want to be the safest parks in Mexico,” said the CEO of Kampus Desarrollos.
For all these reasons, they received the Safe Industrial Park certification from the Mexican Association of Private Industrial Parks (AMPIP), which guarantees that there are protocols for any unforeseen event, in addition to the fact that they managed to identify and measure risks in each area of the park. 
Referring to sustainability, Martínez said that they have a deep commitment to their customers, but also to the care of the environment and, therefore, all their development and construction processes seek to obtain Leed certification and that they comply with the highest standards of sustainability.
“As part of the infrastructure that is sought to contribute, it will be a bicycle path within the park with free bicycle service. In addition, treatment plant and sanitary equipment to save on water consumption. Finally, we promote the reduction in irrigation through the inclusion of endemic plants of the region,” he explained.
What they have and where
Kampus Industrial Santa Rosa has facilities and facilities that guarantee the efficient operation of the companies that have already been installed, said the CEO of the company, who added that it will also have equipment and services that strengthen the balance and harmony of its workers.
“Kampus Industrial Santa Rosa is a class A industrial park, that is, it has the infrastructure to receive AAA companies, both national and international. Among this infrastructure has a fire system that adapts to specific needs, hydraulic concrete roads. Also controlled access with a security system with remote monitoring and smart cameras, treatment plant of water and voice and data system. It also offers the possibility of having front or cross platforms, state-of-the-art construction system and access to electricity and water,” he said.
Additionally, a property management that monitors and follows up on the preventive and conservation maintenance of the infrastructure.
All this in one of the regions with the greatest advantages and attractions for companies or businesses: Jalisco and, above all, the Metropolitan Area of Guadalajara.
The Kampus Desarrollos parks are in an area where an airport and the Manzanillo corridor (Jalisco Logistics Hub) are located. They also have access to the new bypass from Jalisco to the Port of Manzanillo, and its road infrastructure that connects with the entire country and the United States. 
In the entity there is a diversity of industries such that it involves more than 20 exporting industrial sectors. In addition, the region is known as the Mexican “Silicon Valley” for the large number of high-tech companies.
