Although the offer has declined, real estate companies take out cheerful accounts, especially in communes such as Santiago and Auñoa, which have become those preferred by buyers.
According to the latest Real Estate Market study prepared by GFK, sales in this first quarter of 2021, versus the same period of 2020, rose by about 130%, at a stage marked by lower incorporation of new projects, due to the restriction of supply by real estate companies, so as not to create an overs supply in times of crisis that could affect the sector.
Real estate investment specialist and co-founder of the Capitalizarme.com platform, Francisco Ackermann, explains that “before the social outburst of late 2019, very strong real estate growth was coming, projects were being done and, overnight, came the social revolt and then the pandemic. If you look, there are units available and fed up, but what was done is to prevent it from being over stock. To regulate this, new projects are no longer prepared pending the depleted existing stock and, only there, new projects are entered.”
Central communes and new space design
This last time, new trends have emerged within the sector. For many, telework came to stay and, just as the house market rose by 8% this past year, the departments do not want to stay behind and have privileged the Co Work spaces that are being highly valued by buyers, as well as having common spaces such as terraces.
Alongside the above, the communes that have positioned themselves as favorites are Santiago and Auñoa, rising as the most desired by both those who buy their property to live, and by investors who value this type of places. “The two communes have attractive characteristics, both for Chileans and foreigners, since not only in Chile, but, in the world, being in the capital and in the center, implies greater accessibility to opportunities of various kinds: labor, recreation, good rental prices in relation to supply, among others,” says Ackermann.
From the platform they explain the strongest reasons why both communes occupy preferences:
Services: both communes have a privileged location, with access to a lot of services, mobilization, etc.
Distances: being located in the center, both have advantages of displacement, because, if you have to move north, south, east or west, everything will be equidistant, because you are precisely in the middle of everything.
Economy: in the case of Auñoa, it is a commune with great stability and development, and is a municipality in the eastern sector that still has an affordable offer, in terms of housing.
