The Legislature approved the rezoning of Costa Salguero and the agreement with IRSA

After several years of dispute between Together for Change and the Frente de Todos, the ruling party of the City of Buenos Aires achieved the approval of the rezoning project of Costa Salguero and the former sports city of Boca (Costanera Sur), in an agreement with the real estate giant IRSA. With this new measure, the construction of private buildings will be carried out, and the agreement to build a new neighborhood in the former Sports City of Boca. The measure received approval with 36 votes in favor, 20 against and 2 abstentions during a long session in the Palace of the Legislature.Among the main details of the future law, the construction of towers and buildings next to the River are authorized, construction in height will also be enabled in sites such as the Costanera Norte and the Costanera Sur, where growth in height will be allowed in 22.5% of the total available meters and the rest will be destined to “a parked public space with unrestricted access”.

The first constructions will not be able to have more than 8 floors and will be 50 meters away from the line of the riverbank, in addition there will be ahead the creation of installation of gastronomic infrastructure, since the ruling party ensures that “a mixture of uses is necessary so that a public space is occupied as many hours as possible throughout the day”. On the other hand, the approval of the project for the creation of the so-called Costa Urbana neighborhood, in the former Sports City of Boca, was given. It is a private LAND of IRSAal that is granted a rezoning for construction in height. It is the largest private property in the City, with more than 70 hectares, and according to the project the real estate giant will cede 47.22% of the plot to the public domain of the City for the construction of a public park.
